It covers a thorough investigation of the seller of the property whether individual, family or company, the verification of the location of the property, the tracing of the root of title and a thorough review of the title documents of the property.

Does this due diligence involve a search at the land’s registry?

Yes And lots more. Search at the land registry alone is not sufficient. We also carry out a physical verification, review all the documents of title, trace the root of title, conduct a search at the Probate or Court Registry (for cases that need such) and confirm building approvals (for buildings). It is a comprehensive due diligence procedure.

If our comprehensive due diligence report is positive based on our findings and safe to go ahead with the purchase of the property, you can then engage us for our contract drafting and legal advisory services to proceed with the purchase. However, if it is not safe to go ahead, we will not advise you to proceed.

No, the NGN 700,000 covers due diligence which includes verifying property documents, location of property, doing the necessary searches, conducting comprehensive due diligence.

Documentation is a different service and it comes with a different invoice.
